When a property is for sale, there's a reason. Unless you know the reason, you can easily end up getting the short end of the deal.

If you know the reason, you must make sure you're on the winning end of it. If it's not possible, walk away from that deal before it's too late.

One usually keeps a record, in the form of a final statement, of the property that was bought, but often improvements are made, and no record is kept of those improvements.
