You MUST know the reason!
When a property is for sale, there's a reason. Unless you know the reason, you can easily end up getting the short end of the deal.
If you know the reason, you must make sure you're on the winning end of it. If it's not possible, walk away from that deal before it's too late.

This stems from a well-known court case, Land Bank of South Africa vs JL Parker and Two Others. This case irrevocably changed the requirements for independent trustees to be appointed and placed renewed focus on the duties and responsibilities of all trustees.

When purchasing a property, an investor considers economic and market conditions, location of property, return on investment, capital growth of area, and many other factors. Jade Properties, a property management company, has identified several hot spots in Johannesburg for ‘Provider Trust' type of properties. These are properties that have limited capital growth but provide a positive monthly cash flow for the investor. Typically these properties are priced below market value, as they are perceived to be in high-risk areas. One such location is Kempton Park CBD.

People often buy properties, and make improvements to it, with the idea of renting it out for a long period of time - as is the Treoc Way. One usually keeps a record, in the form of a final statement, of the property that was bought, but often improvements are made, and no record is kept of those improvements.

Thinking about people whom we deal with every day of our lives and situations, economic or political, make me think of toffee apples. Those lovely red or green sticky apples with the long stick that never ceases to tempt me, to this day! Very sweet and sticky on the outside and more often than not, quite hard. On the inside, you find the almost sour apple YET the outside, though tempting, is BAD for you and the inside is GOOD for you. We all know the saying an apple a day keeps the doctor away!
